how it works
Move the dials. Read the range.
The model is built around six sliders, four scenarios and one chart. The video below walks through everything in under two minutes.
silent screen recording, no narration. about 90 seconds.
What the video shows
- Oude Pijp (postcode 1072) in Amsterdam is picked from the neighbourhood list.
- Its profile: the WOZ value, household income, who owns the homes and how much is being built.
- The four scenarios in turn, Baseline, Boom, Crisis and Policy, with the five and ten year ranges moving.
- The ECB rate is raised by one point, the ranges fall below today, and the rate is set back.
- The map, which colours each postcode by how far its growth sits from the city average.
- The mortgage stress test, filled in with €400,000, taken out in 2024, over 30 years.
- Download PDF is pressed, which builds a report of the same scenario.
step by step
Five steps from postcode to range.
01
Pick a neighbourhood
Type a postcode or pick from the list. Every neighbourhood in the selected city is available. The model loads the CBS figures for that area. The share of owner-occupied homes weights the credit term and a large share of new build adds a little to the growth rate.
02
Read the neighbourhood profile
The profile shows CBS figures for the postcode area: WOZ value, owner-occupancy, income and population. The model starts from the average WOZ value of the area, converted to a market value.
03
Move the sliders
Six sliders set the conditions: ECB rate, income growth, supply, gentrification, policy risk and rental scarcity. Each slider moves the annual growth rate by a fixed amount. Some stand in for feedback loops, which the model does not yet run as loops. The chart updates live.
04
Pick a scenario
Four presets sit on top of the sliders: Baseline, Boom, Crisis, Policy. Each one nudges the slider settings towards a coherent worldview. Use them as starting points, then tune.
05
Read the range
The chart shows the range of plausible prices, not a single line. The metric strip shows the midpoint of the range at five and ten years. The reading card explains which conditions push growth up or down here, and which loops your settings point to.
